first, talking about "real" ninjas is kinda like talking about "real" Santa Claus. but whatever - i'm not gonna spill the beans coz that may break your heart
second, assassination is only a part of a ninja's job. even a show as silly as Naruto recognizes that ninjas need to be capable of blending in with the crowds in order perform spying tasks. i don't see how being "a serious killer with a cold heart" can help you here, other than alerting everyone that there is a strange psychopath roaming around. in that sense Naruto and Sakura are much better ninjas than Smoke since they look just like normal people.
third, as light-hearted and carefree as Kakashi may (pretend to) be, he would rip your heart out and stick it up your arse before you could say "fatality". if he so chose to, that is (:

a "\\REAL NINJA//" hides himself through intimidation. even if he's wearing AN obviously conspicuous ninja suit in a crowd of people dressed in beach attire they will all behave as if he is not there due to their fear of his wrath being laid upon anyone who dares to say "there he is, he's a ninja"... everyone knows that's how a "\\REAL NINJA//" operates. they don't hide themselves, they make you hide your awareness in fear.
kakashi, naruto, and sakura can't even manage simple wall runs and wall jumps that you could find in ninja gaiden. they can't even use the darkness in their hearts... hell, naruto even has LIGHT in his heart. they are genin, chunin, and jonin respectively. if kakashi was a ninja he'd have the title of jo-ninja. didn't use the whole word = no ninja of the night and darkness.
sub zero = kills everyone he sees = ninja of the night
smoke = kills everyone while being sexy = ninja of the sex
reptile = is a monster from hell = ninja of hell
scorpion = murdered his murderer in hell = ninja of "hell, hell"
the only ones on naruto who can be a ninjas are girls with boobs of c-cup due to being ninjas of the sex.
